Method

How we work with owners on capital projects.

A repeatable, transparent process that adapts to any project delivery method — traditional, design-build, CM-at-risk, integrated project delivery — without diluting the CM standard of care.

01

Appointed by the owner

We are engaged directly by the owner or their asset team — never by the contractor. Our fee structure and reporting lines make loyalty unambiguous.

02

Baseline the project

We develop the project schedule and budget in coordination with the design team, identify long-lead items, and set the risk register before procurement decisions harden.

03

Coordinate the parties

We work alongside the architect/engineer and the general contractor — chairing progress reviews, resolving interface issues, and keeping design intent aligned with buildable reality.

04

Manage risk and safety

Structured risk mitigation across schedule, cost and quality. Oversight of site safety planning, security, and CDM duty-holder obligations where relevant.

05

PMIS-driven reporting

We use a project management information system (PMIS) to give the owner a single source of truth: schedules, costs, RFIs, submittals, inspections, changes and risks.

06

Handover and closeout

Commissioning oversight, defects tracking, warranty aggregation and asset documentation — so the owner takes possession of a building that performs as briefed.

Delivery method agnostic

Works with your contract structure.

CM is a professional service, not a form of contract. Structon integrates cleanly with whichever delivery method suits the project:

Traditional / design-bid-build

Sequential design, tender, then construction.

Design-build

Single-point responsibility for design and construction.

CM-at-risk

CM converts to GMP once design is sufficient.

Integrated project delivery

Multi-party agreement, shared risk and reward.
